A CMA generated more than a few weeks prior to a listing date usually should be updated, as market conditions (pricing, inventory, buyer demand) can change significantly within a couple of weeks. In a quickly-changing market, regular updates of a CMA every few weeks will ensure that a pricing strategy is based on up-to-date information instead of outdated data. It’s always a good idea to re-create a CMA just before you list, reprice, or start a new negotiation, even if the market is more stable.
