Home staging (virtual and traditional).

Presenting a Property to Sell, Not Just to List

An empty home is hard to imagine as anyone’s residence and one that appears occupied, but not well-loved, is not likely to look good in photographs. Staging for home sale is there to fill that void, to arrange or enhance a space for buyers to envision their life within the space, not the empty rooms or other people’s furniture. It all really hinges on the property itself, if it’s occupied, vacant or somewhere in between, and what will make the most sense for a price range of the home.

Premium Home Staging in Toronto, ON

Some properties are worth a complete physical change before even they reach the market. Anything that is dated or mismatched is replaced with furniture, artwork and other decor that is conducive to the layout of the home and the type of buyer they are expecting. This type of staging works best in higher-priced homes, where home buyers are looking for a turnkey property, the staging cost is easily recoupable from the home’s market value, and the amount of work done is more likely to be justified.

Trusted Residential Staging Company in Toronto, ON

When you work with a residential staging company, you’re able to have someone look at a home objectively without spending a dollar on furniture or any other type of decor. Sometimes a little decluttering and rearranging is what is needed, and sometimes it’s time for a complete redesign of every room. A staging assessment evaluates every room, identifies what is truly blocking a room and provides a plan that is suitable to the property’s price point, not necessarily the most expensive plan available.

Expert Home Staging Consultant Services in Toronto, ON

A home staging consultant is an outside point of view that’s difficult to have when it comes to a room someone has actually lived in for years. That which seems like “normal” to an owner (a crowded bookshelf, a bedroom used as storage, furniture arranged to fit daily life, vs. a bedroom used for showings) may mean so much more to a complete stranger taking a first look! A consultation usually involves deciding which rooms to work on, a choice between virtual and traditional staging and the decision on how to prioritize the spend if a full staging budget is not available.

Traditional Staging for Occupied and Vacant Homes

Traditional home staging can be used on either an occupied home or empty home, but it will be different. Staging is typically done in an occupied home by removing excess furniture, depersonalizing decor and rearranging the remaining pieces to create a better flow, instead of adding new items. Empty homes also generally require more of a setup, as empty rooms tend to appear smaller and less homey than they really are, and buyers often find it hard to determine the scale of empty rooms.

Virtual Staging for Vacant Listings and Faster Turnarounds

Virtual home stager is a better option for empty dwellings or rooms which don’t require any real furniture. Digital furniture and decor are added to listing photos, making it more realistic and giving buyers an idea of size and style without having to physically place anything in the home. This is especially effective in the case of a new construction, between tenants, or a house listing with a shorter time frame, as the digital staging can be completed in days versus the week or more that is usually needed for a physical staging setup.

Matching the Approach to the Property and the Budget

Staging in either traditional or virtual is not necessarily a better option, as it depends on the home, the time frame, and the budget. For a condo that you’re trying to market to investors, perhaps virtual staging will be sufficient, but if you’re competing with other homes in a saturated neighborhood, maybe physical staging is a better idea so buyers can see it in person. Many people do both: physical staging to the rooms that the buyers will see and virtual enhancements to listing photos where a quick visual “lift” is beneficial.

How Does Home Staging Affect Sale Price and Time on Market?

Homes that are staged tend to stay on the market for a shorter period of time, and they often sell closer to asking price than similar homes that aren’t staged, because buyers are more likely to respond to a home that’s already “done for them.” This typically happens in the listing photos where a pretty room will seem more attractive than one that’s empty or cluttered after the initial flipping through online listings. Staging will not compensate for bad pricing or a bad location, however, on high-priced properties it does frequently turn online interest into showings and offers.

What's the Difference Between Traditional and Virtual Staging?

Traditional staging is what is commonly referred to as “moving in” furniture and decor into a home, and buyers view this both in the listing photos and when they come in for the showing. Virtual staging is not real, it’s the pictures after the fact, applied to empty or underdeveloped homes that consumers will see when they are physically present to make their real estate purchase. There’s a time and place for each: traditional staging works great for the in-person experience, and virtual staging can be the better, and less expensive, choice when most of the listing is being marketed online before an accepted offer.

Which Rooms Benefit Most From Staging?

The rooms that benefit most from staging are usually the living rooms, primary bedrooms and kitchens because buyers spend the most time considering these spaces and envisioning themselves living in them. Staging also works well for awkward spaces, such as a bonus room, a den, or a weirdly-shaped nook, that may not have a clear purpose as buyers find it difficult to imagine how it can be used. Small styling touches often have a greater impact in bathrooms and hallways where changes are generally required less frequently than furniture changes.

Staging That Reflects Local Buyer Expectations

Buyer expectations for staging will differ slightly throughout Toronto, Scarborough, North York, Markham, Richmond Hill, Stouffville, Aurora, Newmarket, Pickering, Ajax, Whitby and Oshawa, depending on the typical types of homes and price ranges within each community. While a family’s home in a suburban community might be better served by warmer, more traditional staging that reflects how a family would live in the home on a daily basis, a downtown condo audience may be more receptive to a minimalist style of staging. A generic approach that places the same style of staging everywhere is unlikely to evoke the same response as using a staging style that matches the local buyers.

Areas Served Across the Greater Toronto Area

Both traditional and virtual home staging services are available in Toronto, Scarborough, North York, Markham, Richmond Hill, Stouffville, Aurora, Newmarket, Pickering, Ajax, Whitby and Oshawa. These markets all have different ideas of what people want to pay, and different staging suggestions are applied accordingly. The staging plan for any home in this area will take into account what is actually appealing to the buyers in that area.

A property that has been photographed and staged will sell quicker and nearer asking price than a home that has been left ‘as is’.
